Finding a suitable place to live is a stressful and uncertain time. Here at Crisp Cowley we aim to provide an efficient and informative service to assist you in your search and move to your new property.
Listed below are some of the Frequently Asked Questions by prospective Tenants.
When should I register?
To a certain extent it depends on the time of year but generally around 8 weeks before you have to move. We will hold your details on our system for approximately 12 weeks. If your search criteria change then please let us know.
When can I view a property?
We offer an Accompanied Viewing Service during normal working hours through from Monday to Friday and also on Saturdays until 4pm.
How much do you charge?
We charge a Tenancy Arrangement Fee which covers the cost of referencing you and a contribution towards the costs of preparing the Tenancy Agreement. Our charge is £120.00 per person plus VAT. If we require a Guarantor we will charge an additional £60.00+ vat.
Do you make any other charges during or at the end of the tenancy?
No, that’s it! - unless you breach one of your Tenancy Conditions.
What does the rent include?
Just that – the rent only. You must budget also for council tax, electricity, gas, water rates and other outgoings.
How much Deposit do I need to pay?
This can vary from property to property but generally equates to one months rent.
When do I need to pay the rent and deposit?
Once you have cleared our referencing procedure we will be able to offer you a date for the commencement of your Tenancy. We will require you to pay us the rent and deposit so that we have cleared funds from you before you collect the keys from us.
You can pay by 3 methods:
1. By personal cheque approximately 10 days before the commencement of your Tenancy
2. By Banker’s Draft on the day you collect the keys (your Bank will make a charge for providing you with a Banker’s Draft)
3. By BACS direct into our account at least 2 days before the commencement of your tenancy.
When will I have my Deposit returned to me?
We require you to vacate the property and to leave it in a satisfactory condition in accordance with the schedule provided to you at the commencement of the Tenancy.
We will allow for fair wear and tear to the property in direct proportion to the amount of time you have spent there. Once we have made our final inspection and received a valid forwarding address from you, your deposit will be returned within 4 working days.
What about the utility bills?
Whilst we will write to all of the utilities and the local authority as you move in to the property. Please remember that it is your responsibility to finalise details with them all as you leave.
